SITE/CIVIL DESIGN

A master planned multi-use development for the city of Richmond Hill this project consists of commercial, institutional, multifamily, and single family uses.  The development of the property included a half mile spine road connecting Brisbon Road to S.R. 144, a 12-inch water main extension, a 335 GPM sanitary sewer lift station, and 6-inch force main.  The roadway portion of the project was critical to the City to provide an alternative route to Brisbon Road from SR 144 to reduce traffic congestion at the Brisbon/144 intersection.  Additionally, the water and sewer backbone infrastructure was needed to energize the civic space, passive park, commercial, and residential components of the master planned development.  CCI also assisted with the overall master plan for the commercial, single family, and City owned 51-acre portion of the development to be utilized as a passive park, amphitheater, civic building, future library, and event space.

Coleman Company was retained by Landmark 24 Development to plan and design The Highlands, an 1,800-acre mixed use Planned Unit Development consisting of 14 separate tracts of land and located near Jimmy DeLoach Parkway and Interstate 95 in Savannah, Georgia. This Planned Unit Development consists of attached and detached single family residential, multi-family residential, office, commercial, institutional, a community amenity center, a fire station, and an elementary and middle school. CCI provided all surveying services to support the development including boundary and control surveys, topographic and wetland surveys, utility location, offsite utility route surveys, and  subdivision platting and staking for over 3,000 residential and commercial parcels.

Coleman Company provided complete planning and site/civil services for Tennessee Commercial Warehouse, one of the largest regional transportation providers in the country. The project is a truck transfer facility located on approximately 28 acres in Pooler on Jimmy DeLoach Parkway and includes 396 trailer spaces, a transfer warehouse, fueling station, wash rack, maintenance shop, and office space. Coleman Company worked with TCW to formulate the most efficient layout for the anticipated use of the property. After CCI and TCW worked through the land plan for the property, CCI provided civil engineering services for the site, regulatory permitting for wetland impacts, local permitting for the site development, landscaping services for required buffering, and construction/close-out phase services.

Coleman Company provided all planning, wetlands delineation, surveying, site/civil design, permitting, landscape architecture, and construction administration for a 36-acre site on Spring Lakes Blvd., located in the Savannah Highlands P.U.D. The project included 256 townhomes, a large amenity area, a heavily landscaped entrance, and several passive recreation trails.

Coleman Company was part of the project team that designed the Outlet Mall of Georgia, located in Pooler, Georgia. The project consists of approximately 500,000 sq. ft. of outlet mall with an additional 600,000 sq. ft. of outparcel development, including anchor retail, outparcels, and a hotel. CCI was responsible for all surveying, clearing, mass grading, erosion control plans, all permitting, and the design of the extensive offsite utilities to serve the 324-acre site.

Coleman Company provided surveying, planning, and site/civil design for the addition of a 2,562-seat sanctuary building at Compassion Christian Church’s flagship Henderson Campus.  The project included preparation of an updated master plan and detailed parking analysis for the entire 75-acre campus.
